Gloved hand water-testing window flashing on a Calgary home

Leak, draft & moisture diagnostics · Calgary, Alberta

Water leaks. Drafts. Moisture problems.Get answers before you repair.

Modern Method helps Calgary homeowners investigate water entry, air leakage, and moisture concerns using careful observation, blower door testing, thermal imaging, moisture mapping, and diagnostic smoke tracing.

Find the source. Understand the problem. Plan the repair.

Symptoms aren't the cause

Water stains, drafts and condensation are symptoms. We investigate how water, air and moisture move through your home to identify likely causes and recommend practical next steps — so the repair goes in the right place.

  • Stains on ceilings or walls
  • Leaks around windows, doors and skylights
  • Drafts and cold rooms
  • Condensation on windows
  • Frost or moisture in the attic
  • Damp basements and foundation water

Services

What we investigate, and how

Leak detection & investigation

Leaks around roofs, windows, doors, siding, skylights and foundations. We look at the damage together with the surrounding construction to trace the source — and to tell water entry apart from condensation or other moisture.

Blower door testing

A calibrated fan fitted in an exterior doorway creates a controlled pressure difference across the house. That helps reveal air leakage paths behind drafts, heat loss and moisture movement.

Thermal imaging & mapping

A thermal camera shows surface temperature patterns that point to areas worth a closer look — possible air leaks, insulation gaps or moisture cooling. It doesn't see through walls or prove moisture on its own, so we check findings with other tools.

Moisture detection & mapping

Pin and pinless moisture meters measure accessible materials so we can map how far moisture has spread, guide the investigation and set reference points for follow-up checks.

Diagnostic smoke tracing

A smoke machine releases small, controlled amounts of diagnostic smoke so you can actually see air moving through gaps, joints, penetrations, windows and doors — especially useful during a blower door test.

Request an Assessment

Whole-home diagnostic assessment

Thermal mapping, moisture checks, blower door investigation and smoke tracing where appropriate, plus accessible attic observations. A building performance and moisture assessment — not a standard home inspection.

Targeted water testing

When conditions allow, controlled water applied around suspected exterior leak points to help reproduce water entry. Optional and billed separately.

Repairs & next steps

We explain the findings and your repair options. Where the work is within our scope we can repair it; if not, we'll recommend the right specialist.

The modern method

No single tool has the whole answer

Each tool shows one part of the picture. Used together and checked against what we see on site, they build a clearer case for what's causing the problem.

  1. 01 Blower door creates a steady pressure difference so leaks are active and repeatable.

  2. 02 Thermal camera scans for temperature patterns that show where to look closer.

  3. 03 Smoke tracing makes the air movement visible at the exact gap or joint.

  4. 04 Moisture meters confirm whether materials are actually wet, and how far it spreads.

How it works

Our assessment process

  1. 01

    Tell us what you're noticing

Share the symptoms, when they happen, and any photos or previous repairs.

  2. 02

    Book a diagnostic visit

We agree on the concern and the scope of the assessment.

  3. 03

    Investigate and document

We choose tools based on the problem and site conditions.

  4. 04

    Explain the findings

What the evidence supports, what's still uncertain, and recommended next steps.

  5. 05

    Plan the repair

Where appropriate, we can provide a separate repair scope and price.

Transparent pricing

Diagnostic work is a paid service

You're paying for a careful investigation and a clear explanation — not a sales visit.

Focused diagnostic visit

$235

For one specific concern — a stain, a leak, a draft.

  • Up to 30 minutes investigating one issue
  • Findings explained on site

Additional investigation

$150per hour

When a problem needs more time to trace.

  • Continues past the first 30 minutes
  • Agreed with you before we continue

Attic rain prevention check

$499

Blower door assisted check for air leaks at ceiling penetrations.

  • Finds warm air leaking into the attic at lights, fans, hatches and other ceiling penetrations
  • Helps prevent attic frost that melts into "attic rain"
  • Report listing which ceiling penetrations leak

Whole-home diagnostic assessment

$1,250

Building performance and moisture assessment with a written report.

  • Thermal mapping and moisture checks
  • Blower door and smoke tracing where appropriate
  • Accessible attic observations
  • Report plus an in-person explanation of findings

Targeted water testing
